SUMMARY
Reporting to the Chief Operating Officer-West (“COO”), if available, or to the Chief Executive Officer (“CEO”), the Director, (Edmonton Office)* (“DIR”) is an executive leadership position that works closely with the Chief Financial Officer (“CFO”) and Chief Operating Officer (“COO”) to manage all operations, including key involvement in the company’s financial performance.
FUNDAMENTAL DUTIES
Strategy and Leadership Development:
- Ability to create a safe, collaborative and respectful culture and working environment.

- Ability to grow revenue and manage operating costs.
- Ability to effectively communicate with clients to understand their goals and
objectives, focusing on value-add solutions and best practices to ensure clients achieve their goals. - Ability to assess specific management contracts and/or assignments resource requirements and deploy resources to provide effective positive results in meeting the objectives of the management contracts and/or assignments.
- Develop and implement strategies to create unified company standards.
- Hire and develop strong personnel dedicated to customer service excellence.
- Conduct performance appraisals, coach, train and motivate direct reports.
- Ensure competitive compensation packages are available to attract and retain high quality staff.
- Develop and support the VPs and GMs in all regions so that they feel comfortable and
confident in their decisions and provide support to all management personnel in person and
from a distance. - Work closely with VP of Accounting to ensure all reporting and budgeting is completed on
time. - Create and revise regional management plans to ensure the highest quality management
staff are in place and prepare for future through quality succession planning - Assist in all operations aspects as needed and sometimes on day-to-day issues
- Ability to show patience with staff and manage varying personalities and dedicate time to
managing all operations/management staff issues within the company. - Be a buffer between management staff and Executive
- Business Development – will be a collaborative effort, working with other resource personnel to identify specific targets as well as being involved in presentations to potential clients.
- Work closely with Organization’s VP Operations and Executive (West and East) on national
processes and programs
Operational and Financial
- Understand budgeting processes and operating financial statements.
- Assume responsibility for business results.
- Analyze and determine best course of action to benchmark and control operating costs.
- Expertise in understanding commercial leases (i.e. negotiations, NER calculations). Provide directions to managers for all aspects of the commercial portfolio. Position has access to legal counsel in this area.
- Ability to deal with legal claims
- Provide leadership regarding significant capital projects. Ensure that expenditures are
supported by clear and accurate return on investment calculations. Oversee and ensure that
timelines are adhered to and provide updates, comparisons to budget, and regular reports to the COO/CEO and CFO. - Knowledgeable in the project management of real estate development/redevelopment
and tenant improvements. Provide mentoring, oversight, and best practices for construction process of design, tendering, administration and commissioning, as well as billing and payment procedures. - Assess, recommend and execute changes where necessary to the organization’s cultural
norms, business practices and key personnel. - Together with the Executive Team, identify and act on business changes required to
effectively and efficiently deal with rising operating costs. - Provide significant input and assistance into the development of the annual corporate budget for the regions and ensure compliance through authorized control procedures.
- Provide directions to managers regarding future budgetary direction and goals of the company including ancillary fee budgeting.
- Comfortable in presenting corporate policies/procedures to staff.
- Ability to develop and implement corporate processes/procedures; and, attend regular client
calls to support managers as required and deal with clients on any issues related to Organization’s staff performance. - Liaise with clients as required.
QUALIFICATIONS
Required Key Skills & Competencies
- Visionary leadership with a proven ability to scale operations.
- Deep knowledge of property management operations, leasing, facilities, and asset
management. - Strong financial and analytical skills with experience in large budgets and complex portfolios.
- High-level negotiation and stakeholder management.
- 15–20+ years of progressive leadership experience in property management or real estate
operations. - Bachelor’s degree in business, Real Estate, or Finance (MBA or advanced degree highly
preferred). - Provincial Brokerage License
- Professional certifications (e.g., CPM, RPA)
