300 Main is one of Winnipeg’s most significant residential developments, redefining the city’s skyline and establishing a new benchmark for luxury rental living. Rising 42 storeys above the iconic intersection of Portage and Main, the tower has become a landmark destination that reflects the continued evolution and revitalization of downtown Winnipeg.

Owned by Artis REIT, the development features approximately 400 premium rental suites complemented by extensive resident amenities, retail services, and direct connections to Winnipeg’s downtown pedestrian network. Designed to meet the growing demand for high-quality urban living, 300 Main has become one of the city’s most sought-after residential addresses.

THE OPPORTUNITY

The development of 300 Main presented a unique opportunity to introduce a transformative residential project in the heart of downtown Winnipeg while contributing to the ongoing growth of the city’s urban core.

A key component of the strategy was the diversification of the building’s residential offering and branding through four distinct cost centres: Penthouse, Furnished, Market Suites, and Subsidized Units. This approach allowed the property to serve different segments of the rental market while creating differentiated residential experiences and positioning within a single building.

Key objectives included:

  • Delivering a landmark residential tower that would redefine Winnipeg’s skyline
  • Introducing premium rental housing to meet growing demand for urban living options
  • Diversifying the building’s residential offering and branding through four distinct cost centres: Penthouse, Furnished, Market Suites, and Subsidized Units
  • Creating an amenity-rich lifestyle experience aligned with evolving resident expectations
  • Increasing residential density and supporting the continued revitalization of downtown Winnipeg
  • Establishing a long-term institutional-quality asset in one of the city’s most prominent locations

The project sought to create more than a residential building; it aimed to establish a vibrant and diversified community that would attract and retain residents across multiple market segments while generating long-term value for ownership.

McCOR’s Role

McCOR’s involvement began during a critical stage of the project when our Construction Services team was appointed as the final construction manager. At the time of our engagement, the development was approximately two years behind schedule and over budget.

Working closely with ownership, consultants, contractors, and project stakeholders, McCOR provided leadership through the final stages of construction, successfully guiding the project to completion and securing occupancy permits and city grants. This work was instrumental in delivering one of Manitoba’s most ambitious residential developments and enabling the successful transition from construction to operations.

Following project completion, McCOR was appointed in 2025 to replace the incumbent property and leasing manager. This appointment was based on a strategic vision focused on improving occupancy performance while creating a resident experience designed to support long-term retention and asset value growth.

At the time of transition, occupancy was approximately 50%. McCOR implemented a comprehensive leasing and operational strategy focused on strengthening market positioning, enhancing resident services, and fostering a greater sense of community throughout the building.

A key component of this strategy has been the development of a resident-focused operating model that emphasizes exceptional service, community engagement, and lifestyle programming. Concierge services, resident events, social initiatives, and enhanced amenity programming have all contributed to creating a more connected living environment.

In addition, McCOR introduced a differentiated service model for the penthouse collection, creating a premium “building within a building” experience designed to further elevate the resident experience and reinforce the property’s position within Winnipeg’s luxury rental market.

Today, McCOR continues to oversee all aspects of property operations, leasing, resident relations, financial management, maintenance programs, vendor coordination, and long-term asset planning.

RESULTS

McCOR’s leadership has played a significant role in the successful transition of 300 Main from construction completion to operational stabilization.

Notable outcomes include:

  • Successfully delivering occupancy permits and facilitating project completion following significant construction delays and budget challenges
  • Transitioning the property into a fully integrated operational and leasing platform
    Increasing occupancy from approximately 50% to 83% within two years of assuming management responsibilities
  • Establishing resident-focused programming and services that support tenant satisfaction and retention
  • Enhancing the property’s market position through premium service offerings and community-building initiatives
  • Creating a long-term stabilization strategy with occupancy expected to reach stabilized levels by 2027

Today, 300 Main stands as one of Winnipeg’s most recognizable residential landmarks and a leading example of how strategic construction leadership, operational excellence, and resident-focused management can work together to create lasting value.
