The husband and wife Resident Manager duo, Darlene and Garry Russell, have been the Resident Managers of Bison Pointe I at 70 Bison Drive since the building was originally opened ten years ago. On March 8th they were awarded the Resident Manager of the Year award at this years PPMA Annual Awards Luncheon.
In 2021, during the height of the COVID-19 pandemic and when students weren’t in-person at the University of Manitoba (just across the street), Garry and Darlene brought Bison Pointe I down to 0% vacancy. Ninety-six units is a lot to fill and maintain but Darlene and Garry make it look easy!
While you may expect that Bison Pointe I would see a lot of turnover because of its’ proximity to the U of M, Darlene and Garry have managed to attract families and seniors, in addition to students. The majority of residents stay for longer than three years, which attests to the comfortable, clean, and welcoming environment that these Resident Managers foster.
This past year they’ve both embraced technology upgrades and changes including a more online presence and experience for their residents, while still maintaining customer service. From online leads to applications, work orders to lease signings, they have taken on the challenge of change with enthusiasm and open minds.
They also focus on creating community within their building by coordinating resident engagement activities including Halloween events, holiday deliveries of chocolates and cards and so much more!
Their residents always compliment them on their overall skills at the property – so much so that Darlene and Garry even hold the highest “tenant referral” rate in the company! They are a pleasure to work with, and excellent examples of what a strong onsite team can do for a property!
