SITUATION

84 acres of land locked property. Some retail and light industrial opportunities were interested in the property but could not be accommodated due to inaccessibility.

SOLUTION

  1. Negotiate with adjoining owners either a “right of passage” or acquire additional land from them in order to achieve desired access to the site
  2. Devise a light industrial development concept
  3. Obtain ultimate necessary zoning and site plan approvals change
  4. Market the site to obtain pre-lease or pre-sale commitments before starting construction of the development

OUTCOME

Finalized a tri-party agreement with the City and Province to construct the necessary road to service the light industrial and Big Box development planned.
