SITUATION

While looking to enter the Winnipeg Industrial market, HOOPP assessed Winnipeg’s industrial inventory and recognized there was nothing of institutional calibre to purchase in the Winnipeg marketplace.

SOLUTION

Our approach to add value by meeting HOOPP’s specific requirements:

  • While working with HOOPP, we located and brokered the purchase of the appropriate land site to develop a “state of the art” warehouse, approximately 120,000 sf.
  • The first 28’ clear high-cube multi-tenant warehouse was constructed with ample parking and double the usual loading court area, for ease of maneuvering and fence compounding.
  • Supervision of the building construction to bring the building on stream.

OUTCOME

The building was 100% leased at rates above expectations and continues to remain 100% leased.  130 Omands was subsequently sold to a local investor and to date still remains the “prize” in their portfolio; McCor continues to manage the property on behalf of the New Owners.
